A nine-story mixed-use building is planned for 70 West Street in Greenpoint, and the project requires the removal of an existing water tower on the site.
Permits for the development were filed in October 2026. The proposed structure will contain 99 residential units and approximately 1,300 square feet of commercial space. It will also include 13 parking spaces, a cellar, and a 31-foot rear yard.
Mendy Schwimmer is the listed developer, operating under Seventy West Realty LLC. A Department of Buildings representative confirmed that the water tower stands on Tax Block 2565, Lot 60, where the new building is located. The filed applications include a Structural Work application specifically for the tower's removal.
City officials clarified the project address after earlier reports in May identified the site as 72 West Street and named Yossel Lichtman as the developer. The Department of Buildings confirmed that 70 West Street is a separate tax lot and that no job applications had been filed for 72 West Street.
The structural work application for the tower's removal is part of the current development process. No construction start date or timeline for the removal has been announced yet. The project's next steps depend on the city's building approval process.
